Privacy Policy

Information you give us in the Buyers Box.

Contact and identity: full legal name, buying entity or LLC, buyer type, email, mobile phone, preferred way to reach you for urgent deals, and who makes buying decisions.

Buying criteria: strategies (such as fix and flip or BRRRR), counties, zip codes, areas to avoid, property types, size, bedrooms, bathrooms, rehab tolerance, price limits, profit rules and return targets.

Capacity and financing: how many deals you can handle, how fast you can view and close, whether you use your own attorney, typical earnest money, funding method and lender terms.

Proof of funds: bank statements, lender letters, lines of credit, fund commitments or CPA statements you upload, with their statement date and amount shown.

Agreement and consent records. When you accept our Terms or consent to messages, we record the document version, your typed name, the date and time, your IP address and your browser's user agent. When you sign our Buyer Agreement through Google eSignature, we keep the signed PDF and Google's audit page (signer, email and time).

Information we create about you. Your application status, buyer tier, approval or decline notes, verification of your proof of funds, and notes on our working relationship and the deals we have sent you.

Automatically collected information. Our servers and providers log basic technical data such as IP address, browser type and the time of requests, to keep the Service secure and working. [Confirm: if any analytics or tracking tool is added to the site, name it and its cookies here.]

• To review your sign-up, verify your proof of funds and decide whether to approve you.
• To prepare and send your Buyer Agreement and keep proof of what you accepted or signed.
• To match you with properties that fit your buying criteria and send you those deals.
• To contact you about your account, documents and deals by the channels you chose.
• To protect the Service, prevent fraud and circumvention, and enforce our agreements.
• To comply with law and respond to lawful requests.

We match deals using property, location and financial criteria only. We never use any characteristic protected by fair housing or anti-discrimination law.

Proof of funds and other uploads are kept in a private storage area with no public access. Only our authorized staff can open them, through links that expire after a few minutes, and each view is logged. Uploads are limited to PDF, JPEG and PNG files of up to 10 MB. Within the Service, you can see only your own records.

No system is perfectly secure, but we limit access to the people who need it and use access controls on every table and file.

We do not sell your personal information, and we do not share it for others' advertising.

We share information only:

• With service providers that run the Service for us under their own security and privacy terms:

• Supabase (database, login and private file storage)
• Resend (email delivery)
• Google Workspace (agreement preparation, eSignature and document storage)
• n8n (automation that moves information between our systems)
• Lovable (website hosting) [confirm hosting provider]
• [Text message and WhatsApp provider, once chosen]
• [Slack, if used for internal staff notifications]

• To complete a deal you choose to pursue, with the closing attorney or title company, the seller or their representatives, and your lender, only as needed for that deal.
• Within our business, between our buyer sign-up system and our internal deal management system, so our team can match and manage deals.
• With a successor, if our real estate business moves to an affiliate or a new company (we expect to transfer it to a new Georgia LLC). That company will be bound by this Policy.
• For legal reasons, when required by law, court order or to protect our rights, our users or others.

Email. Email is required to use the Service. We send deal alerts, account messages, documents to sign and proof-of-funds reminders. You can unsubscribe from deal emails using the link in any email; account and transaction emails continue while you are a member.

Text messages (optional). Only if you check the separate text box, you agree to receive recurring automated text messages with deal alerts from Startup Hive LLC at the mobile number you gave us. Consent is not a condition of any purchase. Message frequency varies. Message and data rates may apply. Reply STOP to cancel or HELP for help.

WhatsApp (optional). Only if you check the WhatsApp box, we may send deal alerts by WhatsApp. Reply STOP or tell us to withdraw.

Mobile information is not shared. We do not share or sell your mobile number or text consent with third parties or affiliates for their marketing. Text and WhatsApp boxes are unchecked by default.

We keep a record of each consent as described in section 1.

• Buyer profile and criteria: while you are a member, and for 3 years after your account ends.
• Proof of funds documents: 24 months from upload, or sooner if you ask and no deal is in progress.
• Agreement and consent records, and signed agreements: for at least 7 years, because they are evidence of our contracts and of your consent.
• Records tied to a closed deal: as long as needed for legal, tax and dispute purposes.

Unfinished "upload later" links for proof of funds expire after 14 days.

You may ask us to show you, correct or delete the personal information we hold about you, or to close your account, by emailing contact@startup-hive.com. We may need to confirm your identity first. We may keep records we must keep by law or need for a signed agreement, a deal in progress or a dispute.

You can change your communication choices at any time as described in section 5.

The Service is only for adults aged 18 or older. We do not knowingly collect information from anyone under 18. If you think we have, contact us and we will delete it.

We may update this Policy. We will post the new version with its effective date and, for material changes, email members before the change takes effect.
